Some commercial grounds work is not complicated. It is just large. This job is about an acre of grass wrapped around a multi-tenant commercial complex on the Pacific Highway corridor at Springwood.
The site
The complex houses a mix of tenants, with a gym, a vet clinic, a school, retail and office suites all listed on the tenancy board out the front. The buildings sit on a highway frontage, with a long grass strip running alongside the unit frontages and a wide verge along the road boundary.
The grass is not anyone's garden. It is the setting for a dozen separate businesses, and it is shared ground rather than any one tenant's responsibility.
Why an acre changes the approach
An acre of grass is past the point where hand tools make sense.
We run a Bobcat ZS2000 zero-turn with a 36 inch deck across the open areas, then finish edges, kerbs and around the sign footings with battery line trimmers and blowers. Most of our work is done with electric hand tools, but a site at this scale needs the ride-on to be economic. That is the same trade-off we make on acreage.
The zero-turn matters for more than speed. On a site with a pylon sign, light poles, garden bed edges and a footpath running through it, being able to turn inside the obstacles is what keeps the finish tidy instead of leaving uncut collars around everything.

Shared grounds are shared frontage
For a complex like this, the grounds are shared frontage. The tenancy board lists every business on the site, and the ground around it is what a passing driver sees at the same time.
That is a different argument from residential lawn care. A homeowner mows because they like a tidy yard. On a multi-tenant site, the presentation is carried by every business listed out the front, whether or not any one of them arranged the mowing.
Working around occupied tenancies
Mowing around occupied tenancies means fitting the work to what the site is doing. Tenants have their own busy periods, and a ride-on is disruptive at the wrong moment.

Frequency on open grass
Large open grass areas are more forgiving than garden beds. There are no edges to lose and no weeds to get established in mulch. What they do have is growth rate, and through a South East Queensland summer an open area of this size moves quickly.
