Grounds that belong to everyone and nobody

The defining problem with multi-tenant grounds is not horticultural. It is that no single tenant owns the problem. Everyone notices when the grounds look bad and nobody individually has the job of fixing it, so the work drifts until someone escalates.

That is why complexes and strata properties benefit more than most sites from a standing schedule. Once the frequency is agreed, the work happens without anyone having to raise it.

Shared grounds are shared marketing

On a complex with a tenancy board out the front, the grounds set the impression for every business listed on it. A prospective customer forms a view of all of them in the two seconds it takes to drive past, and leasing agents notice vacant-looking grounds when they are showing a suite.

That is a genuinely different argument from residential lawn care, and it is usually the one that gets a body corporate to agree a budget.

Working around tenants and customers

Every tenancy has its own timing. A gym has people arriving early, a vet clinic has people carrying animals across the car park, and a childcare or school tenancy has windows where a ride-on is not acceptable. None of that is difficult, but it has to be agreed rather than assumed, and it needs to end up in the job notes so it happens the same way every visit.

Once a site is past roughly half an acre of open grass, push mowing stops making economic sense. We run a zero-turn mower on the open areas and finish edges and obstacles with battery tools. Being able to turn inside sign footings and bed edges is what keeps the finish tidy rather than leaving uncut collars around everything.
